  More than 90% of illegal drug activities are conducted in rental properties.  Your property! And quite frankly, Drug dealers, growers or cooks do not care two cents about your house or what happens to it.  Why not have your lease include a “once every two months” professional home watch evaluation on your behalf?  It could save you time and money in repairs, repainting, yard care, and drug and mould related remediation costs.  

  Many communities have the power to physically shut down a property after a major drug bust and it will stay that way until a new occupancy permit is obtained.  You could loose thousands of dollars in missed revenue! And pay thousands in repairs!  Some homes have cost over $80,000 in structural repairs, mould remediation, electrical repairs and costs related to bring the property up to livable standards—new carpets, painting, repairs to walls, etc.)

 

  We will examine your rental or investment property on a regular, pre-scheduled basis.  This includes a visual observation of the property, inside and out, a visual check of the plumbing, heating and electrical systems to determine faults or abuse, physical damages to property, safety concerns such as smoke detectors, handrails, etc. and other features that could affect your liability and your investment.

 

If you are in anyway uncertain or suspicious about your tenants, visit the property yourself, or let us do it for you.  $79 per visit includes a written e-mailed report.

Our mandate is to visit the property and observe and report on conditions that could affect the health, safety, security and mechanical aspects of the property.  If illegal activities are noted or suspected, we will notify you so you can react as needed.  We are not property managers and do not screen tenants or collect rent.  Due to variations in municipal bylaws, we cannot comment on code compliance issues.
