VACATED HOMES, RENTAL AND LISTING AGENTS

  Any property left unattended during winter is at risk and consequently, many insurers will not honour claims if certain conditions are not met.   There are so many properties on the market right now that are being left vacant when our weather conditions make them their most vulnerable.  We’ve all seen homes that have been damaged due to frozen and leaky water pipes, inadequate or damaged heating systems, broken windows, or inadequate or damaged insulation.  

  Snowbird Home Watch Services will examine your listed, vacant, rented or investment property on a regular basis.  This includes an observation of the exterior of the property, a visual evaluation of the plumbing, heating and electrical systems to determine failures, physical damages to property, and anything else that could affect the value and general health of the property.  It is equally important that someone visit the property after any real estate showing to ensure that adjustments have not been made to heating systems and to check to see if all doors and windows have been improperly secured.

  We fully understand the importance of having a presentable home, whether it is listed for sale or vacant pending tenancy approvals.  We can often provide a general clean-up and maintenance service including: handyman services, painting and basic repairs.  Typical services include replacing light bulbs, cleaning fridges, repairs to door hardware, repairs to lighting fixtures, etc.  We can also arrange for and provide access for professional cleaning services, system blowouts, lawn maintenance, etc.  

If you are in anyway uncertain or suspicious about your tenants, visit the property yourself, or let us do it for you.  $79 per visit includes a written e-mailed report.

Our mandate is to visit the property and observe and report on conditions that could affect the health, security and mechanical aspects of the property.  If illegal activities are noted or suspected, we will notify you so you can react as needed.
